Construction Documents:
We can assist your development team by producing contract documents that include construction drawings and specifications to be used by your selected contractor. However, we can produce plans along the way to assist in your development needs including design development packages for internal use; pricing drawings for initial budgetary exercises; permit drawings, and post-construction document value engineering.
Site Planning
We can assist developers in preliminary site studies and marketing of their sites to tenants. Due to our experience with many national retailers, we can work collaboratively with the site design team to effectively maximize lot coverage, building, and loading access along with utility service requirements.
Elevation Studies & Renderings
As your building desires are being shaped, we can provide elevation studies and renderings (2-D and 3-D) to share with project partners, tenants, and local jurisdictions. We understand the need for tenants to brand and we are skilled in blending those individual needs into a cohesive shopping center design. Whether we are tasked with a single-tenant building, a multi-tenant shop building, or a large power center, we can leverage our experience and knowledge into designs that are impactful but also sensitive to variables such as cost and the building codes.
Tenant & Project Due Diligence
We can assist your leasing team in producing and reviewing documents to help negotiate letters of intent (LOI), leases, and agreements. This includes reviewing lease exhibits, work letters, and sign packages. It can incorporate the production of lease outline drawings (LOD) for tenant use and exhibit drawings to be attached to the lease.
We can also research local code requirements as it pertains to specific tenant needs and produce development guidelines ( master sign plans and unity of design/development documents) that represent your standards and expectations for the project.
